A longevidade está a tornar-se uma classe de ativos
Por Stephen Watson
O capital está a chegar. Faltam operadores que já geriram estes ativos durante um ciclo completo.

The longevity economy is now measured in the trillions, and serious capital is flowing toward it. What the capital usually lacks is not conviction. It is operators who have built and run these assets through a full cycle, from blank sheet to opening to exit.
After 27 years on that operating side, here is why this category belongs in serious portfolios, and where the real risk sits.
Three forces are converging. Affluent consumers buy outcomes, not amenities, and pay recurring premiums for measurable health. Real estate is searching for differentiation and yield, and health-integrated hospitality commands both. And the science has matured enough to be productized inside a residential or hospitality envelope. Together they create an asset that blends real estate economics, recurring clinical and membership revenue, and brand pricing power. That is a rare combination, and it is why this has moved from wellness curiosity to institutional conversation.
For private equity, the moat is operational, not financial. Anyone can capitalize a clinic. Very few can integrate medical operations, hospitality standards, and a real estate vehicle into one P&L that performs. That integration is where value is created, and where most deals quietly fail. The risk sits in the gap between an elegant concept and a functioning business, the stretch between design and opening. That gap is underwritten by people, not spreadsheets.
For family offices, the advantage is patience and a personal stake. This is one of the few asset classes where the principal is also the customer. The family that funds a longevity platform often wants what it builds, for itself and the next generation. That alignment makes family capital the natural first mover, able to hold through the build period and insist on the quality that protects the brand. The families who understand this early will own the credible platforms before institutional capital arrives to compete for them.
My through line is not strategy decks. I built and exited a first-of-kind longevity clinic inside a Four Seasons, USD 24 million in revenue and 35,000 patients, top accreditation in its category, exited to a UAE investor. I spearheaded a 220,000 square foot longevity center inside a luxury tower, capitalized at USD 90 million with an institutional health partner. I launched a Belgravia longevity flagship as Interim CEO, building the model, the technology, and the team.
Nota editorial: Projeto planeado: Blue Zones Center. O valor de financiamento refere-se a esse plano.
I am engaging on operating-partner and advisory mandates with private equity firms and family offices building, acquiring, or holding in longevity, wellness real estate, and luxury health hospitality. If you are evaluating this category, or holding an asset underperforming its concept, that is exactly where I work.
